Why Sell Real Estate at Auction?

Traditional real estate begins by establishing an asking price and waiting for a buyer to make an offer — often followed by negotiations over price, repairs, contingencies and terms.

Auction changes the conversation from negotiation to competition.

Instead of one buyer negotiating against the seller, an auction creates a defined marketing period, establishes urgency and brings interested buyers together to compete against one another.

The seller isn't negotiating down with one buyer.

Buyers are competing against each other.

That's the power of the auction method.

SELLERS WIN WHEN BUYERS COMPETE.

Why Buyers Buy at Auction

  • Fair and transparent process

  • Equal opportunity to compete

  • Clear timeline and expectations

  • Committed seller

Buyers know the property is going to sell—and they determine the price.

REAL AUCTIONS. REAL RESULTS.

Every property is different. Every marketplace is different. But the objective remains the same: expose the property,

attract qualified buyers and create competition.

Is Auction Right for My Property?

Auction can be an effective selling method for many types of real estate, but not every property should be sold the same way.

We consider the property, current market conditions, likely buyer pool and — most importantly — the seller's objectives before recommending an auction strategy.

Auction may be particularly effective when:

  • The property is difficult to accurately price.

  • There is potential for multiple interested buyers.

  • You are selling farmland, acreage or development property.

  • You are settling an estate.

  • You own a unique or one-of-a-kind property.

  • The property needs renovation or updating.

  • A traditional listing has failed to produce an acceptable buyer.

  • You need a defined sale and closing timeline.

  • Multiple family members or decision-makers are involved.

  • You want the market to determine value through competition.

Not every property should be auctioned.

We'll tell you if we believe yours should.

How Does a Real Estate Auction Work?

Our job begins long before auction day.

1. PROPERTY EVALUATION

We learn about your property, your objectives and your timeline while evaluating the market and potential buyer pool.

2. AUCTION STRATEGY

We develop an auction structure designed around the property — including terms, timeline, marketing strategy and whether an absolute or reserve auction is appropriate.

3. MARKETING

Professional photography, video, digital advertising, real estate networks, direct outreach, signage, print and our buyer database are used to expose the property to the marketplace.

4. BUYER DUE DILIGENCE

Interested buyers have an opportunity to inspect the property, review available information and complete their due diligence before bidding.

5. AUCTION DAY

Qualified buyers come together and compete for ownership through live, online or simulcast bidding.

6. CONTRACT & CLOSING

The successful bidder signs the purchase agreement, submits the required earnest money and proceeds toward closing under the predetermined auction terms.

One defined timeline. One competitive marketplace.

We Don't Just List Property. We Create a Marketplace.

A successful auction isn't created by simply putting an auction sign in the yard. Competition has to be created.

Our marketing campaigns are designed to command attention, reach potential buyers and give them a reason to act.

  • Depending on the property and campaign, our marketing may include:

  • Professional Photography & Video

  • MLS & Real Estate Networks

  • Targeted Digital Advertising

  • Social Media Marketing

  • Email & Buyer Database Marketing

  • Print Advertising & Direct Mail

  • Property Signage

  • Open Houses & Inspections

  • Direct Buyer & Broker Outreach

  • Live & Online Bidding Technology

  • Every campaign is different because every property is different.

Marketing creates attention. Auction creates urgency.

Competition determines the outcome.

That's Auction Style.

Do I Have to Sell Regardless of Price?

Not necessarily. There are different auction methods, and choosing the right strategy is an important part of the process.

Absolute Auction

The property sells to the highest bidder regardless of price. There is no minimum and no reserve.

Absolute auctions can create tremendous buyer interest because buyers know the property will sell on auction day.

Reserve Auction

A reserve auction provides the seller with protection regarding an acceptable sale price while still allowing the property to be exposed to the marketplace and buyers to compete.

Which method is right for you?

That depends on the property, market conditions and your objectives.

We'll recommend the strategy we believe gives you the strongest opportunity for a successful sale.

Meet Jay Cash

Second-Generation Auctioneer & Real Estate Broker

Jay Cash has spent his entire life in the auction and real estate business.

Growing up in a family auction company, Jay learned early that a successful auction requires far more than an auctioneer with a microphone. It takes preparation, marketing, technology and, most importantly, the ability to create a marketplace where buyers are willing to compete.

In 2012, Jay and his wife, Lisa, expanded James R. Cash Auctions into Middle Tennessee. Today, Jay leads the company in the sale of residential and commercial real estate, farms, land and estates throughout Tennessee and across multiple states.

The Legacy of James R. Cash

"The Selling Machine"

James R. Cash — “The Selling Machine” — began his auction career in 1968, building a reputation throughout the Southeast as a leader in farm machinery and real estate auctions.

Alongside his wife, Cindy Cash, James conducted thousands of auctions and built the family business on hard work, integrity and a commitment to creating competitive marketplaces for sellers.

James passed away in 2021, but the business — and the standard he established — continues today.

His unmistakable auction style, work ethic and philosophy remain at the heart of James R. Cash Auctions as Jay and the second generation carry the family name forward — combining the traditions of live auctioneering with today's real estate marketing, technology and online bidding.

The methods have evolved. The commitment hasn't.

Selling under the rhythm of The Selling Machine.
